There are lots of ways you could tackle this.

To answer your questions:

1. It depends on your budget! A lower cost kitchen might be around £10k and a lower cost bathroom around £2k to fit out. Cheaper is possible, especially if you look at buying second-hand etc. You could spend your money where it's going to give you the most impact and longer term investment - in the bricks and mortar part, and go the lowest cost route possible for the kitchen and bathroom, even reusing what you've got already where you can, but in a new configuration, and then later on when you've got some more budget you could replace the kitchen and the bathroom as straightforward fit-outs. You can spend as much as you like on a kitchen and bathroom - the sky is the limit! Equally there are lots of clever ways around things to bring it within budget.

2. Depends if the wall is structural or not. It doesn't line up with the ground floor wall, which tends to suggest that it isn't but it's best to check. Either way it's possible to move the wall because you can always add in a steel, but equally there's potential to make a corridor taking part of the bathroom to reach the extension.

3. There is no strict requirement to retain the existing roof pitch, but there are planning issues that can restrict/limit what you can do. There are different ways to approach the roof form. I think you may be thinking of permitted development. You can also apply for extended permitted development, which allows you to extend back further. If you're looking for a 2-storey extension then to get your best solution it may be better to just apply for planning permission and get what you want, without restricting yourself to PD. Again you have options.

Hi Jane,

Thanks for the info. Looking at current house prices I can't see the total project being viable if it was over £50k. For the kitchen/bathroom we'd be probably looking at ~£15-20k, so I guess the rest would have to come in around £30k. Does that sound like the right ball-park?

I'd put another set of sliding doors between the lounge and the playroom rather than a solid wall. Reason being is that it gives you more options. You get to sequester the mess and noise when you want and you still get a good flow later on when the kidlets aren't such mess monsters. I'd make both sets of sliding doors have full-length frosted glass inserts. That will let in the light. Or you could use shoji doors if that suits the decor better. From your plan, I'm assuming the house is semi-detached, so windows on the right wall aren't possible? Also, you might consider a pocket door from the hallway to the lounge and from the hallway to the utility room. That way you don't have to allow space for door swing.

Rear south facing extension design dilemma

We are adding a rear single story extension to our semi detached 3 bed house, the rear of the house is south facing so lots of natural light, our current design is for a pitched roof with Velux in the roof and triangular windows on the back wall. Has anyone encountered blinding shafts of light through these upper windows? At the moment we notice in autumn / winter / early spring when the sun is lower we have to put the blinds down at the back of the house. The blinds for triangular windows I find ugly and dust magnets, but our architect thinks I am mad to remove them from the plans Many thanks for all advice

Hi 👋🏻 help please :) I am About to embark on our first home renovation and it’s already making my head hurt! We have a 3 bed semi d built in the 50s and are hoping to extend by 3.5 -4 metres out the back, convert the garage and build over it to create a bigger 3rd bedroom and a small 4th. I’m finding it so difficult to finalise the design downstairs - we want an open plan kitchen dining, a decent utility, guest WC and place for the kids and us to Hang out. We are keeping the sitting room at the front as a separate sitting room and using the garage conversion as a study/office. I would very much appreciate any thoughts, suggestions on the attached design.

Personally I would do a loft conversion for an extra bedroom and bathroom.
You might not need to extend downstairs.

Thanks, Jonathan. Yeah, loft conversion is an option. I'm thinking a loft conversion is less desirable when I comes to selling but maybe its worth considering again

Hi Anthony!

If you roughly budget around £2.2k for new build and 1.8k for refurb / reconfigured space that should give you a reasonable cushion to work within. Obviously all comes down to detailed design decisions so can vary from this - just ballpark figures as a starting point.

If you're worried that a loft conversion is not as desirable from a resale point of view then it would be worth you having a chat with the estate agents to ask their opinion - they should have a good enough knowledge of the local market, to give you substantiated advice on that. I would be surprised if a loft conversion would be seen as somehow negative to buyers. I do a lot of work with homeowners locally that include loft conversions as well as extensions and have never heard anyone worried about it before.

Finally on the resale aspect - ask yourself which is more important to you? Do you plan to live in this house for 10-15 years or more? If so then perhaps the resale value is of less importance than if you are doing this up to live in for 5 years and then sell. The time that you live in it and get the value from living in it yourselves might be worth more to you than any potential impact on resale value, and if that is going to be so far in the future that it can't be accurately predicted then this maybe becomes of little importance?? Only you can answer which has the most value or importance to you.
