5 years agoYou could also consider adding a posh shed to the garden that could be used as additional sleeping space for an occasional guest. This could be lots cheaper than a loft conversion. Fully installed log cabins with insulation and power start at about £6k

Comments (8)I too, am wondering why you were refused velux windows? Here in Scotland you are not allowed to convert an attic room to "livable space" - that is any room, other than a store room, without an escape window of a certain size, velux or other, due to fire regulations. Not sure where you live - in the UK? and what your regs would be? Again, I don't think you are allowed to open up a kitchen ceiling due to fire regs, this would obviously be a real danger in case of fire, when it would sweep upwards very quickly if a section was open. You obviously need to consult a surveyor or building engineer as a first step. We have a 3 bed semi d built in the 50s and are hoping to extend by 3.5 -4 metres out the back, convert the garage and build over it to create a bigger 3rd bedroom and a small 4th. I’m finding it so difficult to finalise the design downstairs - we want an open plan kitchen dining, a decent utility, guest WC and place for the kids and us to Hang out. We are keeping the sitting room at the front as a separate sitting room and using the garage conversion as a study/office. 5 years agoHow many bedrooms do you have and what's the layout? If you can get stairs in, then you could go for a usable loft room, not a full conversion. We have an attic with restricted head height. We never did bother with lifting the roof higher. We just stuck veluxes in and then boarded it out and plastered. Very simple. As you see, we only boarded the roof and plastered that, putting storage cupboards all the way underneath the purlins.

5 years agoSomething like this could be designed slightly differently to suit your requirements. I had the pleasure of building this for a customer a few years ago. Combines sleeping with ample storage.
