Extension Above Kitchen Extension Planning Permission Right To Light?

I'm looking into having a first floor extension above the existing kitchen extension, with a pitched or flat roof on it. The sun rises behind the position where I'm standing taking the photo. I'd like to know am I going to have any problems getting planning permission for this extension, right to light possible issue with next doors first floor back bedroom. The other neighbor had a large extension put on their property some years ago. Their stair landing window, white arrow would outlook onto the proposed extension wall.

Oh,the ground floor footings were put in strong enough to support an upper story.

I think the fact that your neighbours have a similar extension means a precedent has been set so planning is unlikely to be a problem

If your ground floor extension was three metres or smaller from the original rear wall you should be able to add a first floor under permitted development.

Hi, I would incline to tiling the whole space in one material. Now, with that you have lots of options in terms of material choices. If you have underfloor heating I would recommend to go for porcelain tiles - they come in wide range of colours, patterns, stone and wood imitations. Marble and wood imitating tiles are very popular and timeless such as calacatta white marble, creme marfil marble, granite, slate. Wood porcelain tiles range from blonde tones, light, dark browns to almost black, zebrano. Porcelain tiles technology has evolved so much over the last decade that an untrained eye can not distinguish the porcelain from the real thing. And if you have children it's so much more practical as well. Easy to clean and maintain. However, if you don't have the option of underfloor heating I would recommend wooden flooring. Again throughout. I wouldn't break the flow with different flooring types. If you have your living room in that open plan as well, I wouldn't worry too much about changing the flooring type just because of it. You can always use large rugs to define the area and function of that space, and make it more cosy. I just completed a project with porcelain tiles throughout. You can have a look at my profile. The rules may have changed but when we built our extension the wall adjoining our neighbour had to be completely within our own boundary. It looks as if your neighbour has continued along the party wall and therefore half the depth of the wall is on your land. It might be worth getting a chartered building surveyor to check it out as otherwise it may cause difficulties when either you or your neighbour come to sell. If I'm wrong about this maybe a professional on here could correct me. Other than that I think you should make the best of the little private courtyard it has afforded you by using plants in pots and climbers to soften the wall.

Thanks Jonathandb1972. That looks like a lovely layout I really like the open plan but our driveway around the house will come from the left side so that's why we had thought of addiing the extension to the right. I'm sure we could use your idea on the right side and it would still throw in plenty of light. Regarding the rooms: the long room to the right is the current kitchen which is currently very dark and cold, the small room behind this is the utility, the two rooms to the left of this are a front living room and back lounge. The rooms left of this are 4 bedrooms a bathroom, hotpress and outside toilet. Thanks again for all your suggestions.

Hi amfork, I went ahead & put the hob on my island & am delighted I did. I find it really is so much nicer looking out at the kids/my husband & being able to chat to them while I prepare meals as opposed to facing the wall with my back turned on everyone. I put a 4 ring induction hob on the island & put a 5 ring gas hob on counter facing wall. I did this as I have a large extended family & we frequently have get togethers. It’s great for catering for big events. However, I use the 4 ring induction hob on a daily basis. Hope this helps! Best of luck with your project, Claire

In planning terms there is a 45 dec rule i.e draw a 45 dec horizontal line from the centre of the nearest first floor window of your neighbors house towards your house and your first floor extension should not pass this line
