Hi so we have just completed on our house and now in discussions on what to do with the layout. I think I would like an open plan downstairs so combining the kitchen, utility and dining room. Will this add value for a future sale or should we just combine the utility and kitchen. Any ideas much appreciated as never done a project like this before.. Photo in comments thanks
I had a similar situation. I combined the three. Instead of a small utility it enabled me to have a large square kitchen with an island and the wall dividing the original kitchen from the dining room was also knocked out. Best thing I ever did. Big area and very sociable.
I agree with Daisy- the utility is a barrier to the garden. If you just combine the kitchen and utility you will be left with a thin room. In my opinion all three together would be best. I would however create at least a cupboard for the washer and dryer as you don’t need that noise and clutter in the largest room in the house.
