Building a Home Before & After Design Dilemma

Dormer Bungalow New Build

Hi,

I'm looking for some advice on self builds. I wouldn't be completing the building work myself, just the finishing touches like painting.

I am thinking on building a 2,000 ft sq Dormer Bungalow. I would like to have underfloor heating throughout the ground floor of the Dormer, with a heating system like the air to water heat pump system. I'm not too sure on what else at the moment but good sized rooms for the kitchen and living/sitting room.

How much money should I budget for the completion of the structural work?

What steps should I make first?

I think the room could be much more elegant if you dry walled the end of the pony wall up to the ceiling which would give you a more centered fireplace which could then turn into a focal point with a proper mantel. Right now the set-up looks sort of busy and odd, especially with all the books in the built-in. If you chose to do that I would get rid of the bookcase. If you want to keep the current set up, beefing up the wood on the mantel as Scott Design suggested would be an inexpensive way to improve its appearance. I would also remove the books and put in a few art objects in the bookcase.

not alot happening at the moment, its winter! alotta rain, lotta. but i am bedding down to get this over with and maybe in the spring the spirits will rise once more. i hope so. i would love to feel i was doing something to keep my hopes and dreams alive, i dont see what i can do until the spring. when i bring the topic up, especially to those that moved away and came down this neck of the woods, they say they had friends who felt it was too far too and moved back home. i guess thats how i feel, thats what i want and i just want to be a bit more uplifted, i think rain dampens down things a bit!!! santa Ma Margaret!

Gosh, I've returned after a week travelling for work to loads more suggestions - thanks all! To respond specifically: - the house faces south so gets the lovely morning (and in the uk, sometimes the only) sun. - the husband has avoided putting plants in the planters due to maintenance and they're generally twee so comments here have confirmed to me that they will be coming out - love the idea of wooden boxes with the spiky plants and grasses - also like the concept of taking out the grass/bed/tree in front completely out and replacing with slabs - yes to lightening the windows - to the Barn company, I honestly don't mind the advice and I'd never seen sloping garage roofs. - nicking ideas from landscaping of new builds....great idea! - finally, Helen Scholes, I'm embarrassed about the spelling of kerb. Had no idea! Thanks again all.
