I would really like to hear opinions regarding open space floor plans! I have attached a photo of the ground floor, floor plan. Should we leave the floor plan open space or add a wall seperating between kitchen/breakfast area and living room/ dining room? Opinions would be so helpful!

Since you will still have a separate living room ('snug'?) I think open plan will be fine.

Maybe you could think of ways of some zoning.

Hi Gilluan I think either could work but it depends on the layout of your new room. if there is a distinct divide between the two spaces then you can separate the floor coverings. It certainly makes the living area feel warmer and more cosy if you have wooden flooring in that space. Equally a tiled floor is far more practical in a kitchen. I was wondering if anyone has any recommendations in relation to 3D floor plans? I found Room Sketcher and you pay a fee and they adapt your 2D plans in to 3D so you can add furniture, decide on best layout of room etc. I was just wondering if anyone has any experience of this or can advise how user friendly it is?

If you are worried about the hallway being dark why not have a fully glazed door into the open plan area at this bottom of the stairs. This would allow you to see straight through the house when you walk in the front door and make the hallway feel much brighter and less closed in?

Hi Sheona, No problem at all, I love doing them :) Glad you liked the previous plan, I know the feeling sometimes when you have been looking at something for so long it is impossible to make decisions :) I had a think last night about your other question about putting the utility near the kitchen. I can up with a few changes. I'm not sure if it is possible as I only had the plan to go on, but I thought I'd send it your way and it might help. My idea was to move the entrance to where the old utility room was, then put the new utility beside the kitchen in the old entrance way. I combined the old bathroom to make a bedroom, added a toilet and increased the side of the Den. As I said, these are just ideas and I have no idea if this is possible but hope it helps :) If you have any questions, please feel free to reach out to me :) Good luck with the build

Open plan gets my vote. However your kitchen position is in my opinion not the best and in the drawing has over 10mts or presses. This might be indicative but the layout needs to be thought out. No direct access from kitchen to utility.
Dining table seats 12. Sitting area is smaller and orientation needs tweaking and space is disproportionate.
I appreciate these are just drawings. But before builders start make sure you know where everything is going to avoid costly and time delaying extras. Good luck in your new home.

I agree with all of Divine Design points.

If you are regularly cooking for a dozen people then maybe add a pantry onto the rear of the utility wall and move the kitchen down a little. Maybe Incooperate the island and pillar to give you an area of privacy in the kitchen .

Open plan Kitchens work well for lots of people .
Less confident cooks - or those who love cooking uninterrupted don’t tend to be fans of open plan .

My own kitchen is my space - I can close the door and escape the phone/kids/and beat up some bread dough or pipe icing with the radio on and dance about if I like - I’d be less likely to do that if I was sharing the space with the rest of the family !! .... that was too much info wasn’t it ! I’ve lost all credibility now that you know I dance around my kitchen sometime ! Doh !
