A new build foundations in we need another view on first floor layout

Hi Guys, Ok downstairs layout was tweaked and is just right and flows well. These plans are now 5 years old, the kids are much older and well it does not flow as well. We removed the shower in the main bathroom and opted for an larger hot press in it's place. As of now the only things that cannot be moved are external walls, the stairs and hot press. We would like all the rooms to have ensuites in all rooms and are willing to lose the main family bathroom to accommodate same. Just hope some design gurus have suggestions. Thanks in advance. I'll keep looking at this but at first glance if you are ok getting rid of the bathroom, it would make sense to incorporate into bedroom 2. I would make it smaller (does it need a bath?) And I would enlarge the hot press to allow for more storage of bed linen etc. For bedrooms 3 and 4 it seems hard to fit in an ensuite for b4 without impinging on b3. So my suggestion would be to take space off bedroom 3 and do a small ensuite along the wall where they meet. I know this makes both smaller but by taking the door of b out to the end of the stairs you could move the door of the ensuite to the wall where the sink currently is and that might give more space in the bedroom but it does look tight for a double!

Jen, are you sure everything is in proportion? I'm asking, because that store seems to be just a bit wider than a door (so about 1 m) which is fine, but doesn't give much space to manoeuvre inside it. Also, a bit too many doors in a small space, but I'm afraid I can't offer you a remedy for that. You have two wide, massive windows and a door in between, I think that will give plenty of light. Personally, I'd just add skylights or a glass roof. Or a long strip of glass all along What you don't seem to have is ventilation windows. Trust me, you're going to want one in the utility, or at least a good fan. Transom style windows could work too if you can open them. I really wish you'd see an architect... there are lots of different, small things that a professional can spot from miles away that you wouldn't even consider. As I said, I regret we didn't; our house is great, but it could've been even better!

I see what you mean, It's a good idea in theory, however, practically, I don't think it's going to work, and you will end up ruining the nicest room in the house. There are no walls that remain unbroken by doors or windows, so where are you going to put units and unbroken worktop space. They can't go on the left as there are three doors. There's a door on the right, which although you could put a unit and a bit of worktop back right, it wouldn't be very big, and the biggest run of wall goes straight down to the glass doors, so you probably can't and wouldn't want to go straight up to them. You could move the door into the hallway from the front end to the bottom end by the patio doors and this would give you a better run of wall. If you put an island in the middle, 5' into the room to give yourself room to walk in and gain more worktop, it'll only leave you with around 6' at the other end for a dining space. However, i'd still advise getting a kitchen planner onboard before you start, as i'm not convinced the room is big enough to achieve what you want with the available wall space, and it stands a good chance of spoiling a very nice and elegant entrance to a house. The other big problem is the plumbing, there isn't any currently in that room, so you'll need to dig up the floor for drainage and almost definately that of either the utility or one of the bathrooms! I vote for keeping the house exactly as it is!

I love the tall units but you need to go straight to the ceiling to prevent dust and dirt settling on the top. I would put a row of small up and over cupboards along the very top as an option. Very handy for unsightly bulky items. I don't like the end open shelves by sink very dated but what you could do is a long double shelf all the way along the island with a wine racking either side for balance vertically. I think shelving each side of the sink would be better. You have a lot of cupboards but no deep drawers which are highly valued these days. Good selling point. I Like your colour suggestions... The little Greene paint company have a lovely grey so does farrow and ball. Where are you sourcing your Quartz and what flooring? Do your ovens have easy open shelf doors ..handy as they retract so don't get in the way as you take food out..Neff offer best ones. If you want a better balance of tall you could always do fridge freezer one side and pull out pantry on the other with racking. Then on sink side don't go all the way along the wall just have it as centred space so you can pull out larder doors. On your island you will need your bin as this'll be prep area? What is the room opposite tall cupboards? Need the island to look good from that side as that is what you will see. Hope of help. I'm embarking on the same thing and have spent hours and hours researching!
