We are currently involved in a new build. What is the process in terms us reclaiming VAT on items/materials we are buying directly from suppliers rather than using the contractor to purchase them.
If you are not Vat registered which i assume you are not as you are building your own home you are not able to claim the VAT back.
IF covered under the contract materials should either be included or be PC SUM / Provisional Sum the main contractor should buy the materials at 23% vat then take the VAT off and charge you 13.5% VAT so you save 9.5%
usually all materials like specialist items ie Kitchens, windows, sanitary ware, tiles etc should be covered under the contract in a PCSUM which mean the builder has to buy them and is also responsible for them.
