We are doing a major refurb of rundown house. Will have 1 ensuite (shower) upstairs and 1 main bathroom. 2 kids 7 & 9. Would have space for a bath with shower inside it but we're thinking of just having a walk in shower as that's all we ever really use. I think I'd be the only one to ever use our current bath at present maybe 3 times a year. Would it be a mistake not to have a bath??
I personally wouldn't buy a house with no bathtub. So for purposes of your investment I'd say this is a mistake. Bathtubs are handy for washing the dog, cleaning up after projects, anything that needs soaking...
However, if you need the extra space a bathtub consumes and resale isn't an issue then make the house your own by using the space the way it works best for your family!
I agree with Tiffany Weeks, it really depends on what your future plans would be.
If you intend on living in that house, then by all means you should make the house work for you; however from a re-sale point of view, a bathroom with a bath tub tends to go up in value.
Having said that, there are also a lot of people nowadays that are opting for eliminating the tub, so it is no longer a must.
