I need to choose a floor for my kitchen and living which are linked together. I am totally puzzled as to what material to choose. I want to have underfloor heating n

Have the same flooring throughout will make it look larger and flow better as well as cleaner in design ,wood floors are always a favorite,been around for hundreds and hundreds of years

Natural stone would be an ideal choice and many of our tiles work perfectly with under floor heating. If you are looking for something hard wearing then our natural slate tiles are a brilliant choice and provide fantastic anti slip properties. If you are after a lighter more neutral stone then a lot of people go for our Moleanos Classic Beige Limestone which is a stunning tile featuring subtle fossil deposits and is perfect for living areas. The pictures here are of these tiles fitted in customer homes to show you what they look like.

We are in the process of filling our gaps with pine slithers (they cam in different widths) You can buy them online. You do suffer from bald/ red knees when you hammer them in and then need to chisel them down so they are flush with the rest of the floor but it really does help. What you can also order with the pine slithers is pine saw dust with resin - you mix the two up and can fill the really narrow gaps which the slithers don't fit into. If you don't mind spending the time doing this I would recommend it yourself (especially if you're worried about costs), depending how big the surface is, and then have someone in to do the sanding. The varnishing you can also do you yourself with a normal paint roller. We also recently had a quote for sanding and varnishing and I think it came to £500 for mid size living room and 3 m length hall.

Is the house on a slab or is it raised? Wood throughout is always a gorgeous pop of color since you are leaning toward a light wall color. Here are a couple of examples of light walls with various collections we offer. The flooring comes unfinished so it is a great canvas if you wish to create a custom look!

If I understand correctly you are adding extra floor by bay window feature ? Have you thought as out a window seat to hide the floor issue, can give you more storage and a really useful seating feature (great with kids)

I don’t think your plan for a playroom is an economical plan. Firstly it’s an additional small room- this house has enough rooms for any family- what you need is larger rooms. You have stated you want a kitchen with an island- the space you currently have won’t accommodate an island but if you did extend the kitchen this will likely add far more to the resale value. The rooms at the back of this house have two doors to the patio- you intend putting the playroom just here meaning you loose the best route to your garden most likely resolved by replacing the Dining room window with French doors….. and moving the radiator, replacing the floor and building a new patio! The living room at the back of the house could be a playroom for the next few years- perhaps you should make an aperture to the dining room to keep an eye on the kids.
