Is your flooring 'one length' or 'random length'?

The area I am covering is an open floor plan (600 sq. foot), multi-purpose space; Kitchen, Breakfast Nook, Dining Room and Living Room. If 'random length, I am looking for a 36-40 inch minimum board length. Please advise

Hi, thanks for the question. Wood flooring is random length generally 1'-7'. Most of our floors are 1'-10' length, giving you a longer average length board. However you wouldn't be able to order a floor with no pieces below 36". The best way to go about that is to order in a higher percentage of waste and discard the pieces below the desired length. -Spencer

It may be the architects design, but it's your home and your kitchen. If you are comfortable with the plan, then go for it! A perspective view would help visualize the cabinets. Something like this.

I think you're right to change your plans tbh, I think pic 1 and 3 would work. Another option is a suspended woodburner. It's obviously not a divide but it gives you the break in the ceiling so acts as one. The first one attached is from fireplaceproductsUK. The other 2 are just images from leotrippi and homedesignht to show how they can act to divide a room. A much more expensive option is a glass fireplace, this is from acucraft fireplaces. I'm not sure how easy it is to find UK manufacturers/suppliers though. Alternatively you can just break the room with furniture layout and ceiling lights. The lights if hung properly ie at differing heights, clusters etc along with floor lamps will stop that cavernous feel. I can't obviously see the plan but if you're really set on a divide, and they are great!, you could set it off a side wall rather than down the centre of the room.

We have had a wood floor in our kitchen for 13 yrs now, and we love it. Ours was finished on site, (more durable than engineered) with 3 coats of water based poly on it. It is just now that I am getting ready to recoat it. I have had both engineered and site finished hardwood,. The engineered didn't hold up as well, and we stripped off the finish and applied a new finish. It's more durable now. Finishing on site is more disruptive to your family and home, but it is worth it, because of the durability that comes with it. You won't be sorry at all about the hardwood. It is warm in the winter, and cool in the summer. In the kitchen especially, you have to clean up water, ice cubes, etc asap, and you have to be sure that you have a good dishwasher that doesn't leak (you don't have to put it under the entire dishwasher, just a few boards under the front and in the back). If there's a little water that you don't find immediately, and do later...ice maker leak,etc, in all likelihood, the grain will be raised, but in most cases, it will go down, and be okay. We love our hardwood floors, and hope that you will too. We have it all the way through our first floor, even in our powder room. It's terrific. I would never have tile in my common areas, it's cold and hard on your joints. We only have tile in our upstairs bathrooms. It's great there.

It looks very pretty. I would look at pics of painted floors versus whitewashed and see which you prefer then people can hopefully help with methods. I've used chalk paint but not on a floor. Annie Sloan sell floor lacquer so you don't need to use the wax which is very time consuming to apply, the lacquer can be rollered on. The only thing I would say is that it does not adhere to I think varnish made in the 80's and I find the White paint coverage is poor although not an issue if white washing. I wondered if there was a cheat method using zinsser to avoid sanding if using normal paint and have found this, no idea on how successful it is! http://www.zinsseruk.com/how-to-guide/how-to-paint-woodstained-or-varnished-surfaces/
